Rubix have an opportunity for a customer focused individual to run and manage a residential rental site based in South West London.

The Resident Manager is responsible for fostering and maintaining a friendly and professional environment for residents, prospects, service providers and contractors.
Responsibilities of the Resident Manager will include the following:
Business Development & Marketing;
- Conduct monthly market surveys and have a thorough understanding of competition and current market conditions
- Hold “open houses” and undertake external business development activities
- Ensure the marketing & leasing strategy are followed
- Recommend rental rates to Head of Operations for available units and lease renewals
Lettings & Administration;
- Conduct viewings to prospective tenants
- Process resident applications
- Deposit and rent collection
- Negotiate tenancy renewals
- Use of property management software
Customer Service;
- Effective and courteous communication between residents and colleagues
- Organise, promote and run resident events
- Insure issues/service requests are dealt with within 24 hours
General Facilities/Property Maintenance;
- Cleaning and decorating
- Watering of gardens and lawns
- Comply with regular fire safety and health and safety standards
- Scheduled flat inspections
Develop & Manage Teams;
- Inspire and motivate the team to engage and commit to overall business plan and company’s vision and values
- Support & work closely with the Estate agent’s team to achieve the common goals
- Support new members of the team: providing a warm welcome and supporting their development
Skills & experience required for this role;
- Excellent customer service skills
- 3-5 years experience in residential property management or related business (student accommodation, hotels etc)
- Proven track record of assisting in the management of profit and loss accounts
- Proven track record in delivering strong results against sales targets
- Demonstrable experience of effective communication, both oral and written
- Intermediate skills in the use of business operating systems including Microsoft Office
- Ability to work weekends and public holidays
Benefits of this role;
- Salary – Up to £35,000 and 10% bonus structure.
