Property Manager

Rubix are currently seeking candidates for a property manager role which will be based in East Croydon.

Our client is recognised as one of the leading independent property management service providers in the country. The right candidate will be working within our client’s new business team, responsible for the implementation and incubation period of new developments to the business (usually 6 months before they are delegated to their local office for long term management). This is a great opportunity to work on some new high-tech developments.

The property manager role will cover, but not be limited to the following responsibilities:

  • Manage portfolio in accordance with RICS Codes of Practice, ARMA rules
  • Assisting the Head of Property Management to provide a full professional property management service for a portfolio of freehold/leasehold developments and individual properties/developments on behalf of freehold clients, Developers and Resident Management Companies, proactively manage in relation to management agreement/SLA
  • Attending developments under construction to carryout snagging prior to handover
  • Organising collection of handover documentation, health & safety files, Keys, Fobs
  • Dealing with client/leaseholders/developer enquiries appertaining to the development
  • Gathering & reviewing all plans and documents pertaining to the developments/property to ensure that maintenance contracts are appropriately placed and that all assets are noted and maintained
  • Ensure that welcome letters, budgets and demands are checked and sent out in accordance with the management agreement and legal documentation
  • Ensure that Fire, Health and Safety inspections of properties are regularly undertaken in accordance with legislations
  • Contact contractors to ascertain whether they are able to carry out works and issue works order – checking with Directors/client in the first instance if authorisation is required
  • Monitor contractors performance – Follow through and complete jobs, updating PMS
  • Taking ownership of an allocated property portfolio and assisting with others in line with the needs of the business, ensuring the customer knows who to contact
  • Dealing with section 8’s and section 21’s


The role will also cover some of the following financial matters:

  • Issue draft budgets to directors/clients for consideration- in conjunction with the Head of Property Management
  • Ensure that all budgets are prepared in advance of the year end and are formatted with the HML template to include notes and matrix
  • Monitor expenditure to ensure sufficient funds are available to cover all necessary repairs/works, except on the rare occasion where emergency works may be required
  • Issue draft budgets to directors/clients for consideration and approval


To be a successful candidate for this property management role you will need:

  • At least 18 months + block management experience
  • Be confident in dealing with the responsibilities the role entails
  • ARLA qualified (desirable)
  • Full clean UK Driving licence


Our client offers a competitive salary for this role of:

  • £30,000 to £35,000 dependent on experience
